Ocoee RV Park Community Rules | Monthly & Long-Term RV Park

At Ocoee RV Park, we're committed to providing a clean, quiet, and welcoming community for our monthly and long-term residents. These rules help ensure that everyone can enjoy a safe, peaceful, and well-maintained place to call home. Located just 20 minutes from Cleveland and 35 minutes from Chattanooga, Ocoee RV Park is a convenient option for those working or living in the surrounding area.

Arrival & Departure

Move-in is available beginning at 12:00 PM on your scheduled arrival date unless other arrangements have been made in advance.

Move-out is by 12:00 PM on your scheduled departure date. If you need additional time to prepare for departure, please contact us in advance. We will do our best to accommodate requests when possible.

To ensure your site is ready, please do not arrive before your scheduled move-in time without prior approval.

Reservations

  1. Ocoee RV Park specializes in monthly RV sites with a minimum stay of 30 days.

  2. A deposit equal to one month's rent is required to reserve a site.

  3. A maximum of five occupants is permitted per site unless approved by management. All occupants 18 years of age or older must be registered with the office before move-in.

  4. One RV is permitted per site. Tents are not allowed.

  5. Monthly sites are intended for extended stays and are not intended to establish permanent residency.

Reservation Deposits & Cancellations

Reservation deposits are non-refundable. Because we hold a site exclusively for you and often turn away other prospective residents, all reservations are final.

No refunds or credits will be issued for cancellations, changes to your reservation, delayed arrivals, early departures, weather, mechanical issues, medical emergencies, changes in travel plans, or any other reason.

If you are unable to arrive on your scheduled move-in date, please contact the office as soon as possible. Ocoee RV Park reserves the right to cancel any reservation when we have not received communication from the reservation holder regarding a delayed arrival.

General Community Guidelines

  1. The speed limit throughout the park is 5 mph. Please drive carefully and watch for children, pedestrians, and pets.

  2. All drivers must have a valid driver's license to operate any motorized vehicle within the park. Electric golf carts are permitted. ATVs and other off-road vehicles are not allowed. Reckless driving will not be tolerated.

  3. Alcohol consumption must be limited to your RV site and enjoyed in moderation. Open alcohol containers are not permitted throughout the park. Please use a koozie, Solo cup, or similar container.

  4. Smoking is not allowed inside all park buildings. Please dispose of cigarette butts properly.

  5. If you notice a problem with park facilities or utilities, please notify the office. For everyone's safety, guests and residents should not attempt repairs.

  6. Vacant sites are reserved for future residents. Please do not park, walk through, or use vacant sites without permission.

  7. Cutting, trimming, or damaging trees, shrubs, or other landscaping is prohibited.

  8. Parents and guardians are responsible for the supervision and safety of their children at all times.

  9. Visitors are welcome but must comply with all park rules. Overnight guests must be approved by management, and all other visitors must leave the park by 10:00 PM.

Community Courtesies

  1. Quiet Time 10pm-8am

  2. Please respect the privacy of fellow residents. Do not walk through occupied sites

  3. Noise: please respect other residents, do not play TVs or radio so loud that your neighbor can hear the noise. If it can be heard outside your campsite perimeter, it is too loud.

  4. Loud parties, excessive drinking, offensive language, or other unacceptable behavior by guests is not permitted. Illegal activities of any sort are strictly prohibited.

  5. Common courtesy shall prevail between all persons on Ocoee RV Park property. Obnoxious, profane, abusive or threatening language, behavior and/or actions directed at Ocoee RV Park personnel or guests, or that could adversely affect the enjoyment of other parties utilizing our facility is prohibited; anyone engaging in such activity will be required to leave the Park immediately without refund at the sole discretion of Park management.

Pets

  1. Pets are certainly welcome at Ocoee RV Park, however irresponsible pet owners will not be tolerated. Please do not leave your pet outside unattended and be sure to pick up the poop, as it is not up to other guests or the grounds crew to clean up after your pet. A $25 Fine will be charged for not picking up after your pets.

  2. Pick up your pet’s waste IMMEDIATELY and dispose of it properly. This includes around your site and anywhere within Park property. This is a health issue for everyone and if you do not comply you will be asked to vacate the Park without refund.

  3. NO PETS allowed in park buildings.

  4. Management reserves the right to refuse pets based on breed/behavior. Animals are the exclusive responsibility of their owners. Noisy pets will not be tolerated. Pets may not be left outside unattended.

  5. All pets must be leashed and under physical control of the owner/handler at all times.

  6. Barking must be controlled or you will be asked to leave without refund.

  7. Upon checking in you agree that any damages or injuries caused by your pet are your sole responsibility and that your pets are vaccinated as required by law.

Site Upkeep & Utilities

  1. Sites must be kept neat, clean, and free of excessive clutter.

  2. Clotheslines are not permitted.

  3. Generators are not permitted.

  4. Tarps are not permitted anywhere on the site, including on the ground, as coverings, or attached to RVs or other structures.

  5. Only commercially manufactured or professionally fabricated RV skirting is permitted. Tarps, plywood, foam board, hay bales, plastic sheeting, and other improvised skirting materials are not allowed.

  6. Please use the dumpsters provided for household trash. Do not leave trash or food outside your RV. The area is home to wildlife, including raccoons and bears, and unsecured food and trash can attract them.

  7. Mats, area rugs, or other coverings that can damage or kill the grass are not permitted on lawn areas, including breathable mats. Nothing should be placed or stored in the grass, including mats, rugs, furniture, toys, equipment, or other items, as our grounds are maintained with robotic mowers. Management reserves the right to remove items left in the grass.

  8. Sheds and decks are permitted only if they are purchased through an Ocoee RV Park-approved vendor, meet our specifications, and are in a color approved by management. No other sheds, decks, porches, stairs, or permanent structures are permitted.

  9. Parking on the grass is not permitted.

  10. Digging or disturbing the ground is not permitted without prior approval from management.

  11. Do not put grease, paper towels, shop towels, plastics, feminine hygiene products, disposable wipes, "flushable" wipes, or other non-toilet paper items into the sewer system.

  12. A sewer hose seal, such as a rubber donut or threaded sewer connector, is required at every sewer hookup.

  13. Do not insert the sewer hose farther into the sewer inlet than necessary, as improper installation can restrict flow and contribute to sewer backups.

  14. All water and sewer connections must be properly maintained and free of leaks.

  15. A water pressure regulator is required when connecting to the park's water system.

  16. Gray water may not be discharged onto the ground.

  17. Some premium sites have existing fire rings provided by the park. These fire rings may not be moved or relocated. Residents may use their own portable fire pits only when placed completely on the gravel portion of their site.

  18. All fires must be kept at a safe and manageable size, must be attended at all times, and must be completely extinguished before leaving the site. Fire rings and fire pits are for firewood only. Do not burn or dispose of cigarette butts, plastic, aluminum cans, bread ties, or other trash.

  19. Fireworks are not permitted anywhere on the property.

 Auto and Trailer Parking

  1. Campsite Parking: up to 2 vehicles allowed per site.

  2. No trailers or boats allowed on campsite. Overflow parking is available for a fee for trailers, boats, and additional vehicles. If you have a motorhome hauling a trailer that contains your primary driving vehicle, this is the only exception. Please call if you would like to reserve a spot in the overflow parking area.

Damages/Losses

  1. Any costs incurred by Ocoee RV Park due to damages (damages to electrical pedestal, water spigot, fences, trees, picnic tables, fire rings, signage, grass, etc.) caused by guest or cost incurred by Ocoee RV Park for removal of guest property will be charged to the credit card on file and or deducted from remaining deposit balance. Guest agrees to be billed if other payment methods are insufficient.

  2. To those who do not follow these camping guidelines, management reserves the right to refuse admission and require guests to vacate premises. Management cannot assume responsibility for injuries or accidents to cars or guests and request that campers take normal precautions against loss of money or belongings. Management also reserves the right to add to, delete from, and or modify these policies and regulations at any time without notice.
